Overview

As a Sr. Interior Designer, you will be required to manage all phases of project management including design, construction, occupancy, quality control, staffing & budget management. The job requires an understanding of the practicalities, technical aspects and management processes of the Construction industry. Duties may encompass work from inception to construction close out. Procedural Practices-OBMI has in-house administration systems, which set out “good practice” procedures to follow (generally) based on the AIA (American Institute of Architects) systems of management for Projects Management. Projects vary in size and complexity, these projects are primarily large single-family residences, various types of commercial projects and interior fit outs. It expected that you would carry out the contract administration of projects using existing systems and assist in the development and enhancement of such systems.

As a Sr. Interior Designer, you will be required to manage all ID projects from design inception to construction coordination.

                   Marketing:

    • As a Sr. Interior Designer, you will be required to join the service clubs (i.e. Rotary Club) to establish yourself in Business community. OBMI will pay for any associated dues.
    • You will be required to work with the OBMI marketing department to promote the ID team, providing a range of service from Residential to Commercial to Retail.
    • You will be required to independently procure clients to OBMI and market yourself and the company utilizing OBMI resources.
    • Client entertainment; an annual budget for marketing will allow you to entertain potential clients. OBMI also budgets for marketing related travel. Approvals for expenditure are at the discretion of the M.D.
    • Manage ID Staff Efficiency:
    • You will be required to participate in the recruitment of supporting interior design staff.
    • You will be required to ensure that your team meets the required efficiency levels.
    • You will be required to utilize the architectural technical team to supplement the working drawings requirements of the ID team.
    • Administrative Duties:
    • You will be required to prepare all the ID fee proposals (with final approval from the Managing Director prior to release) and track all ID projects efficiency and profitability.
    • Client contact, brief taking & client advice.
    • You will be required to liaise with the Office manager on a monthly basis for project billing and prepare cover letters and monthly fee proposal back-up spreadsheets for our clients.
    • You will be required to keep your files in a professional and orderly manner in accordance with OBMI standards.
    • You may utilize the junior staff to scan all hard copy documents at the end of each phase and achieve all documents electronically. You will be required to organize and maintain the OBMI ID materials / manufacturers library and add the relevant residential / retail items.
    • Oversee and prepare design and construction drawings using AutoCAD when required, including preparation of specifications and detailing.
    • Prepare OBMI project manuals (bid documents) and contract documents. OBMI uses AIA (American Institute of Architects) family of documents as a standard. A working knowledge of this system will be essential; however the Canadian equivalent is similar in nature and will suffice as a basis for the AIA contracts system.
    • To carry out Project Management on a variety of projects, generally, monitoring cost, schedule and quality of construction. Projects Management may include traditional Contract Administration or Construction Management assistance.

Qualifications

  • Education: A four-year degree from a FIDER accredited interior design program or equivalent.
  • Experience: Ten years of professional experience in management of interior design teams and projects with an emphasis on commercial, residential and hospitality design.
  • Professional registration and membership to BIDA, ARIDO, ASID or similar preferred.    
  • Good presentation skills and the ability to coordinate projects from design to construction documents and coordinate international consultants and junior staff.
  • Must be outgoing and independent and have strong design skills.
  • Knowledge of LEED or accreditation and an interest in achieving sustainable environmental solutions are highly desirable.
  • Proof of experience in contract administration.
  • The job requires computer literacy in Word, Excel, and Outlook. Similarly, understanding Adobe products will be an asset.
  • Successful applicants will be proficient in AutoCad and Microsoft Office, construction document, production and coordination, assembly of detailed furniture bid packages and on-site management. Use of other design software tools will also be an asset.
  • A minimum of 10 years experience in conceptual design and working experience in commercial, large and small scale luxury residential, institutional, retail architecture and resort design.
  • A strong background with modern tropical / Caribbean style design experience will also be an asset.
  • Must have experience in Commercial Office fit-outs (mandatory), luxury residential and retail will be an asset.
  • Your duties will include on-site supervision for construction sites and varying levels.
